ORGANIZATIONPlace Ste-Anne is a Non-Profit Rental Housing Project intended for Adult living, sponsored by the Ste-Anne Knights of Columbus Council #4819. The Board is philanthropic in nature and serves without remuneration for the benefit of the tenants throughout the entire life of the project. The Board sets policy and oversees the affairs of the Project to ensure that residents needs are being met to their satisfaction. Professional property managers retained by the Board will manage the property.
LOCATION-LOCATION-LOCATIONThe project will be located in the beautiful rural Town of Ste-Anne Manitoba situated less than a 30 minute drive south east of Winnipeg surrounded by mature farmland and golf courses. The proposed site on Rue St. Alphonse is in the north east quadrant of the town, close to all of the Town’s conveniences yet in a quite residential area. The north and east property boundaries view directly over the open prairie landscape.
ACCOMMODATIONThe building will be designed to provide a high degree of fire safety and noise privacy. In addition, there will be the provision of a small lounge to provide residents with options for communal social and recreational activities. It is intended that the building will be an elevatored two-storey structure with access being controlled by a security enter-phone system. Professional Property Management will include an "after hours" maintenance emergency call service along with full accounting and maintenance supervision. The project is home to two 2-bedroom suites and twenty six 1-bedroom suites. NOT-FOR-PROFIT RENTSThe estimated "Not-for-Profit" rents include: Mortgage payments, Property Taxes, Heat, Light, Water, All Building and Grounds Maintenance, Custodial Service, Security, Vacancy Reserve, Capital Replacement Reserves, Parking, Professional Property Management and Administration. Only the costs of Telephone and Cablevision are not included in the rent estimates. There is no motivation to increase Project rent. As the sponsor is not-for-profit, rent pays for the operational costs of the Project and nothing more. This project is a philanthropic undertaking. Rent can increase in the future – but only if the operational costs of the project increase (i.e. property taxes, utilities, mortgage, etc). The not-for-profit rents in a project like Place Ste-Anne should be comparable, if not lower, than the total current monthly costs of owning your own home.
